A leasehold interest refers to a structure where an individual or entity (lessee) leases land from the fee simple owner (lessor) for an extended period. The lessee owns the improvements on the land but must return use of the land and improvements to the landowner at the end of the lease term. Ground leases are common in prime locations where landowners do not necessarily want to sell but want to receive a ground lease payment in return. They are often seen in office buildings in downtown areas and in retail shopping centers, where prominent tenants build and own their spaces but lease the ground from the landowner.
